Location & area
Location
Rypefjord Marina enjoys an idyllic setting, right at the water's edge in Rypefjorden. In time this will become a lively area with plenty of people and a fantastic view of the sea and the ocean. From the development it is a short distance to most of what you need in everyday life. Fjordtun primary and lower secondary school and Rypefjord nursery are 2 km from the development. Here you will also find Breidablikkhallen sports hall and an outdoor artificial-turf pitch. The nearest grocery store, Bunnpris Rypefjord, is only 500 m away, and with Hammerfest town centre 2 km to the north you will have access to a wide range of shops, restaurants and services.
The areas around Rypefjord offer a rich choice of both organised and informal activities. The list of activities offered by the sports clubs is long: horse riding, alpine skiing, wrestling, swimming, skiing, climbing, gymnastics and much more. If you are interested in the outdoors, there are excellent facilities for hunting, fishing, hiking and skiing.
Access
Access to each plot is from a developed road that runs through the site. Access to the residential area will be from Nedreveien.
Building, area & standard
Plot areas
Plot area for detached houses from 479.7 m² to 600.5 m²
Plot area for terraced houses from 716 m² to 1,092 m²
The plots will be subdivided with their own farm and title numbers (gnr./bnr.).
The plot area after subdivision will only be known once the municipality has carried out the final survey. Please note that the stated plot area is to be regarded as approximate, and that the plot may turn out larger or smaller than stated/calculated. The parties therefore have no claim against each other if the plot should in future prove to be smaller/larger than stated.
Road, water & drainage
The plots are ready to build on, with water and drainage and electricity ready to the plot.
Prices & costs
Prices
From NOK 2,500,000 to NOK 6,000,000 excluding purchase costs.
Purchase costs
As part of the total consideration, in addition to the purchase price the buyer must pay the following costs:
• Stamp duty (dokumentavgift) - 2.5% of the share of the plot value.
NOK 545 – Registration fee for the deed
NOK 545 – Registration fee for the mortgage
NOK 260 – Mortgage certificate
Stamp duty amounts to 2.5% of the plot's sales value at the time of registration for each individual home. The registration judge decides whether the stamp duty basis from the time of purchase is accepted, and should the basis be changed, this will be the buyer's responsibility and risk.
The amounts of the purchase costs are subject to change as a result of public decisions. Any increase will be covered by the buyer.
Total price including purchase costs
From NOK 2,563,850 to NOK 6,151,350
Public & municipal charges. Property tax
Municipal charges and property tax for the plot are calculated and determined by the municipality after construction has been completed.
Wealth tax value
The wealth tax value (formuesverdi) is determined by the Norwegian Tax Administration (Skatteetaten) after completion.
The stated wealth tax value is based on the most recent wealth tax value determined by the Tax Administration. The year indicates which assessment year the value relates to, and the final wealth tax value may differ. The wealth tax value depends, among other things, on whether the home is used as a primary or secondary home. A primary home is normally valued at a lower share of the calculated market value (about 25%). For a primary home, the valuation may vary depending on the home's value and the applicable rules. A secondary home is valued at a higher share (up to 100%). Changes to the wealth tax calculation model have been adopted from the 2026 tax year, and the final wealth tax value may be higher than stated.
Takeover
Expected handover is in the 3rd quarter of 2026; this date is provisional and not binding and does not trigger daily penalties.
The exact takeover date will be given with at least four weeks' notice.
If the seller can hand over the plot well before the above deadline, the seller may require takeover up to four months before the agreed takeover deadline. The seller must notify the buyer in writing of this at least two months before the new takeover date.
Takeover takes place as soon as the plots are completed, and may take place significantly earlier than estimated above.
The plot is to be taken over at a takeover inspection. The buyer must give notice of any matters claimed as defects in the plot. Please note that this applies to all matters the buyer discovers or reasonably ought to have discovered during the inspection. Any complaints, and the seller's position on them, must be recorded in the minutes, and the takeover protocol must be signed by both parties.
The seller must hand over the plot in a tidy condition.
The buyer may refuse takeover if the plot, at the time of takeover, has defects that give reasonable grounds for the refusal. The seller then undertakes to rectify, within a reasonable time, all faults and/or defects recorded during the inspection.
The risk for the plot passes to the buyer when the buyer has taken over the plot. If the plot is not taken over at the agreed time, and the reason lies with the buyer, the buyer bears the risk from the time the plot could have been taken over.
Once the risk for the plot has passed to the buyer, the buyer's obligation to pay the purchase price is not discharged by the plot being destroyed or damaged as a result of an event for which the seller is not responsible.
Please note that takeover may take place even if any necessary formalities for the subdivision are not yet in place.
Payment terms & financing
The entire purchase price together with the purchase costs must be paid by the date of takeover. This also applies to submission of mortgage documents for registration. The buyer is responsible for ensuring that payments and correctly completed mortgage documents reach the broker in good time. All amounts must be paid into the estate agency's client account. Payment may only be made by the buyer and/or the buyer's bank.
The transaction is legally binding on both parties upon acceptance.
All purchase confirmations must be in writing or confirmed in writing, and must be sent signed by email/delivered to the project seller/submitted via electronic bidding. The form must be completed as accurately as possible with regard to financing, the financial institution's contact person and the share of equity. Normally, bids subject to conditions will not be accepted by the seller until the condition has been resolved. The seller is free to reject or accept any bid.
Text translated from the Norwegian sales prospectus. The full prospectus with condition report, seller's declaration and all attachments is available from Advanti & Partners — the Norwegian original always applies.
