Project description

Welcome to Gartnerlunden – a new, modern residential project of 8 apartments in a child-friendly and central area. 4 of the homes in phase 1 are already sold, and we now have 4 apartments in phase 2 for sale.

At Gartnerlunden you live a short distance from school, nursery and lovely walking areas. All apartments share the same layout and measure 75.7 sqm, comprising an open-plan living room and kitchen, three bedrooms, a bathroom and an entrance hall with sliding-door wardrobe. The standard throughout is high, with integrated appliances, fitted wardrobes in the bedrooms, an external storage room and extensive use of spotlights that lend a modern feel. The living room, kitchen and hallway are trim-free, with skirting and trim only around interior doors and floors.

The bathrooms are delivered with a wall-hung toilet, shower corner, bathroom furniture and plumbing for a washing machine. Underfloor heating provides comfortable warmth, while balanced ventilation ensures a good indoor climate. The apartments on the second floor have extra-high ceilings that give an airy feel. Each home has its own balcony – perfect for pleasant moments outdoors. All units get their own carport and access to a shared playground.

The responsible broker is Daniel André Adamsen, tel. +47 95 02 67 64. Email: adamsen@advanti.no.

The responsible broker is assisted by: The agency's employees at any given time.

Assignment number: 89250113.

Standard

The basis is a delivery of good quality, with space-efficient layouts, a modern architectural expression and functional solutions.

Outdoors & common areas

Handover of the common and outdoor areas is to be carried out by the seller and the board of the owners' association, and handover of the homes may take place independently of this.

Depending on the season, the common areas may be completed after the homes. The seller may decide that handover

is carried out in stages, for example with the internal common areas being handed over before the external ones. Minutes are kept from the handover inspections, and any defects to be rectified by the seller are recorded in the minutes.

If the outdoor areas/common areas are not completed at handover of the homes, the estate agency recommends that a proportionate amount is retained in the agency's client account as security for completion of the outstanding work. Alternatively, the seller may provide a guarantee for completion, with the amount determined by subcontractor(s) and/or a surveyor.

The above information on retention applies correspondingly to any matters outstanding before the completion certificate can be issued.

Storage rooms

One storage room is included per home. The storage room is located in the carport structure.

Location & area

Location

The homes are at Aronnes, approx. 3.5 km from Alta town centre. Here you will find, among other things, a water park, cinema, library, gym and the Northern Lights Cathedral with its unique architecture as your nearest neighbour. The town centre is also home to the shopping centres Parksentret, Amfi Alta and Handelsparken, with around 90 shops in total.

Alta municipality is the "15-minute town". Wherever you are in town, you are almost never more than 15 minutes away – whether it is to the water park, snowmobile trails, alpine slope, shopping centre or airport. Hunting, fishing and fantastic hiking terrain are likewise rarely more than 15 minutes away.

Alta has many sports clubs whichever local community you choose, and a strong community spirit is something that tends to characterise the people of Alta from east to west.

Access

The property has access from a public road.

Parking

Each apartment has 1 parking space in a carport. In addition, 7 visitor parking spaces and 1 disabled space are set aside, shared by the owners' association.

Building, area & standard

Area

Usable area (BRA-i): 75.7 sqm.
Total usable area incl. external storage room: 81.1 - 81.3 sqm
BRA-e (external usable area): 5.4-5.6 sqm (sports storage room – area depends on location).
TBA (terrace and balcony area): 9.6 sqm (balcony/terrace)

The areas are calculated according to the area standard NS 3940:2023, which applies from 01.01.24. This is a change from the previous standard, and the new area terms are as follows:

BRA-i (internal usable area): the usable area of the dwelling within the enclosing walls.

BRA-e (external usable area): the usable area of all rooms located outside the dwelling that either belong to the dwelling through sectioning or to which the dwelling has a right of use laid down in the articles of association, for example a sports storage room in the basement.

BRA-b (usable area of glazed-in balcony): the usable area of a glazed-in balcony connected to the dwelling.

BRA (total usable area): the sum of BRA-i, BRA-e and BRA-b.

TBA (terrace and balcony area): the area of terraces and open balconies connected to the dwelling.

The areas are calculated from construction drawings and are mathematically rounded, so minor deviations may occur.

The areas also include space for voids such as shafts and the like. Please note that a building surveyor at a later date will not necessarily measure such concealed voids unless they have checked the areas against the construction drawings or contract drawings. If drawings are not presented at such a physical measurement, the area measured may be somewhat smaller than the area stated on the basis of the construction drawings.

The dwelling's total BRA is always larger than the sum of the areas of the individual rooms, as the total BRA also includes the area of interior walls.

Plot

The plot is shared by the whole owners' association.

Please note that the stated plot area is to be regarded as approximate, and that the plot may turn out both larger and smaller than stated/calculated. The parties therefore have no claim against each other should the plot in future prove smaller/larger than stated. The plot will be developed in accordance with the enclosed outdoor plan/site plan, with the requirements set out in the zoning regulations for the development of any footpaths, playgrounds and green areas. The plot is used by the unit owners in accordance with the association's articles of association.

Please note that the outdoor plan in the sales particulars has not been fully detailed, and that changes may occur.

Right to let

As a general rule it is permitted to let your own home or part of your own home, provided that the purpose of the letting is in accordance with the approved use of the relevant rental object and/or area. The homes will be approved by the municipality as one independent dwelling unit per home. This means that it is not permitted to establish and let an additional independent dwelling unit without the municipality's approval. The sectioned units may be freely let, cf. the draft articles of association for the owners' association, but there are restrictions on short-term letting of sectioned units, cf. the Norwegian Condominium Act (eierseksjonsloven) § 24.

Please note that it will not be possible to hold viewings/inspections for prospective tenants before handover.

Pets

Keeping of pets is regulated by the Norwegian Condominium Act (eierseksjonsloven), and no restrictions on this are provided for in the draft articles of association for the condominium association.

Prices & costs

Prices

From kr 4 700 000,- to kr 4 800 000,- excl. purchase costs. See price list.

Purchase costs

As part of the total consideration, the buyer shall, in addition to the purchase price, pay the following costs:

• Stamp duty (dokumentavgift) - 2.5% of the share of plot value (estimated plot value/duty basis incl. development kr 1.000.000 per unit).

Kr 545,- Registration fee for the deed

Kr 545,- Registration fee for the mortgage deed

Kr 260,- Mortgage certificate

Kr 10 000,- Establishment of the owners' association

The stamp duty amounts to 2.5% of the plot's sales value at the time of registration for the individual home. The registration judge decides whether the stamp duty basis from the time of purchase is accepted, and if the basis should be changed, this will be the buyer's responsibility and risk.

Changes to the amounts of the purchase costs as a result of public decisions are reserved. Any increase is covered by the buyer.

Total price including purchase costs

Total price incl. purchase costs from kr. 4 736 350,- to kr. 4 836 350,-.

Common costs

The buyer is obliged to pay their share of the owners' association's common costs. Budgeted common costs amount to 1500,- per month. The most usual common costs in small owners' associations are shared building insurance, maintenance of common areas, snow clearing, gritting, etc.

Municipal charges (water, sewerage, property tax) and refuse collection are not included in the common costs and are invoiced to each unit owner directly by Alta municipality.
The building insurance premium is included in the common costs. Contents insurance is additional and is arranged by each individual unit owner.

At handover the buyer pays, in addition to the purchase price, kr 10.000,- which is set aside as start-up capital for the owners' association, see the description under the section on purchase costs.

Public & municipal charges. Property tax

Municipal charges and property tax for the sectioned unit are calculated and determined by the municipality after completion. Estimated costs are approx. NOK 22.000 per year. Deviations may occur. Municipal charges are not included in the estimated common costs for the homes.

Fixed running costs

Fixed running costs for the homes are electricity, municipal charges, TV and internet and contents insurance, in addition to the stated common costs. Electricity and contents insurance vary according to personal consumption and preferences.

Wealth tax value

The wealth tax value is determined by the Norwegian Tax Administration after completion.

The stated wealth tax value is based on the most recent determined wealth tax value from the Norwegian Tax Administration. The year indicates the income year to which the value relates, and the final wealth tax value may differ. The wealth tax value depends, among other things, on whether the home is used as a primary or secondary home. A primary home is normally valued at a lower share of the calculated market value (about 25%). For a primary home the valuation may vary depending on the home's value and the applicable rules. A secondary home is valued at a higher share (up to 100%). From income year 2026 a new calculation model for home values has been introduced, and the final wealth tax value may therefore differ from the stated value.

Handover

Expected completion is Q2-Q3 2026; this date is provisional and non-binding and does not trigger daily penalties.

Once the seller has lifted the conditions, the seller shall set a handover period of no more than three months. The seller shall notify the buyer in writing of when the handover period begins and ends. The buyer will be notified of the handover month approx. 3 months before the handover date. The seller will notify the buyer in writing of the handover date no later than 4 weeks before completion of the home.

If the seller completes the property well before the above deadline, the seller may require handover up to four months before the agreed handover deadline. The seller shall notify the buyer of this in writing at least two months before the new handover date.

Handover takes place as soon as the home is completed, and may take place substantially earlier than estimated above – and should take place after the completion certificate is available, although handover will take place on a temporary occupancy permit if the municipality issues one.

The property shall be taken over at a handover inspection in which both parties take part. The buyer shall give notice of any matters claimed as defects in the property. Please note that this applies to all matters the buyer discovers, or reasonably ought to have discovered, during the inspection. Any complaints and the seller's position on them shall be recorded in the minutes, and the handover protocol shall be signed by both parties.

It is unlawful to take the home into use without a completion certificate/temporary occupancy permit. Nor is the buyer obliged to take over or pay the settlement unless a completion certificate/temporary occupancy permit is available. If no temporary occupancy permit is available, the inspection itself will nevertheless be held, but the handover date will be postponed until either a temporary occupancy permit or a completion certificate is available.

The seller shall hand over the property in a cleaned condition, and the common areas in a tidy condition. The buyer accepts that all rectification work, handovers and one-year inspections are held within normal office hours.

The buyer may refuse handover if, at the time of handover, the property has faults and/or defects that give reasonable grounds for refusal. The seller then undertakes to rectify, within a reasonable time, all faults and/or defects recorded during the inspection.

The risk for the property passes to the buyer when the buyer has taken over the property. If the property is not taken over at the agreed time and the reason lies with the buyer, the buyer bears the risk from the time the property could have been taken over.

Once the risk for the property has passed to the buyer, the buyer's obligation to pay the purchase price does not lapse because the property is destroyed or damaged as a result of an event for which the seller is not responsible.

Please note that handover may take place even if any necessary formalities regarding sectioning or subdivision are not in place. The same applies if building work still remains on the property in connection with the completion of the other homes/common areas/technical installations.

Payment terms & financing

Payment up to handover:

The entire purchase price together with purchase costs and any optional extras shall be paid in by handover, provided that the seller has provided the statutory guarantee under the Norwegian Housing Construction Act (bustadoppføringslova) § 12. This also applies to the submission of mortgage documents for registration. The buyer is themselves responsible for ensuring that payments and correctly completed mortgage documents reach the broker in good time. All amounts shall be paid into the estate agency's client account. Payment shall only be made from the buyer and/or the buyer's bank.

Where the buyer has the opportunity to choose optional extras, it will be the seller's responsibility to send the estate agency a confirmed list containing the extras and the agreed sum for them. Extras must be paid in by handover. Please note that the seller may, against security under the Norwegian Housing Construction Act (bustadoppføringslova) § 47, require the buyer to pay an advance for extras. Alternatively, the seller may require the buyer to provide security for the seller's claim for additional consideration. Please also note that all payments shall be made to the estate agency's client account, and not directly to the seller. If a change agreement is entered into directly with the seller's subcontractors, the estate agency recommends that payment for these changes takes place after handover has taken place. If the buyer chooses to pay for such a change order earlier, the estate agency points out that such payment may be unsecured in the event of bankruptcy.

The buyer understands that satisfactory proof of financing for the entire purchase price shall be presented to the estate agency when the purchase agreement is entered into, cf. the Norwegian Housing Construction Act (bustadoppføringslova) § 46, second paragraph. Satisfactory proof of financing means the project's proof of financing, or proof of financing approved by the seller. The proof of financing must state that the reserved amount will not be paid out to anyone other than the seller, unless the consumer is entitled to compensation, a price reduction or cancellation. It may be made a condition in the proof of financing that the financial institution must approve the payments, and that the seller's right under the proof of financing cannot be transferred to others without the financial institution's consent. The validity of the proof of financing must last until handover.

The buyer accepts that this information may be passed on to the seller's construction-loan bank.

If the buyer's current home is to be used in whole or in part to finance the purchase, it may be used as the basis for proof of financing on the basis of a broker's valuation.

The transaction is legally binding on both parties upon acceptance. If the buyer fails to meet their obligation to provide satisfactory proof of financing within the deadline, the buyer is nevertheless bound by the agreement, and the seller may invoke the agreement as materially breached and cancel it. The buyer consents to the costs associated with cancellation and resale being covered by the buyer in that event.

All purchase confirmations shall be in writing or confirmed in writing, and shall be sent signed by email/delivered to the project seller/sent via electronic bidding. The form shall be completed as accurately as possible with regard to financing, the financial institution's contact person and the share of equity. Normally, purchase confirmations with reservations will not be accepted by the seller until the reservation has been clarified. The seller is free to reject or accept any purchase confirmation.

Those who wish to buy a home in this project must, before submitting the subscription form/purchase confirmation, have been in contact with a financial institution that can confirm financing at the time of submission.
