About the property
Description
Advanti & Partners is delighted to present a rare opportunity to take over a complete tourist facility in Hamningberg – one of Norway's most spectacular destinations. The facility has been developed for accommodation, courses and conferences, events and experience-based tourism, and lies at the very tip of the Varanger Peninsula, where the national tourist road ends and the Barents Sea takes over. Hamningberg is a former fishing village that in recent years has developed into an increasingly attractive destination for both Norwegian and international visitors. When the road ends and the sea opens up before you, it is easy to understand why the place is known as the "End of Europe".
The property consists of a thoroughly restored, high-standard facility. The buildings have been completely renovated and rebuilt, while their historic character has been preserved. Several of the buildings are SEFRAK-registered (listed in the national register of old buildings) and represent an important part of the cultural environment in Hamningberg.
The facility includes, among other things:
- Main building with a commercial kitchen, cold and freezer rooms, changing rooms and toilets on the ground floor, a café and meeting room on the second floor, and a large meeting hall on the third floor.
- Building with rental apartments on the ground floor and a spacious home over two levels.
- Rental building on the quay with two self-contained apartments.
- Sea house with a fish-gutting room, storage and a technical room.
- Wellness building with sauna
- Newly built quay area of more than 500 m² with a plank deck of Russian larch and a powerful quay crane suited to both cargo and smaller boats.
The facility has been developed with fishing tourism as its main market, but is also very well suited to nature-based tourism, courses and conferences, corporate events, expeditions, and photo and experience tourism.
In summer, Hamningberg is the end point of the national tourist road through Varanger and attracts a growing number of road-trip tourists. In winter, the snowmobile trails from Vardø and Båtsfjord give access to the area and open up an attractive winter market. Here, guests can experience the real Arctic – with first-class seafood, fantastic fishing opportunities, the midnight sun, the northern lights and a dramatic coastal landscape that invites hiking, birdwatching, photography and nature experiences all year round.
This is a rare opportunity to take over a developed tourist facility in one of Norway's most spectacular locations – a place where nature, history and experiences create a destination quite out of the ordinary.
Hamningberg – where the road ends and the experiences begin.
Contents
Restaurant / Catering
The main building spans three floors, with main access from the quay side. The ground floor contains a spacious entrance/hall area with direct access to a well-equipped commercial kitchen to the west. To the east there is a wet-room section with shower, changing room and public toilets, as well as a laundry room and technical room.
A staircase from the hall leads up to the second floor, where a spacious cafeteria with an associated serving kitchen has been fitted out. On the third floor there is a large meeting room with many possible uses for meetings, courses and events.
Fishermen's cabins (rorbuer) on land
The building comprises three rental units, one of which is unfinished. The two completed units are fitted out with a kitchen and one bedroom. Sanitary facilities are provided in the main building.
Quay house with two rental homes
On the quay stands a one-storey building with a mezzanine loft (hems), fitted out with two separate rental homes. Each dwelling has an entrance/external hallway, storage room, two bedrooms, bathroom and a living room with open-plan kitchen. In addition, both units have a mezzanine loft with low ceiling height, which provides extra usable space.
Gutting shed / storage
The building stands on the quay and contains a large storage room that can be used for gutting fish, storing boats or other storage. At the rear of the building, a smaller area is partitioned off for a workshop and technical room.
Wellness section
On the north-eastern part of the plot is an older building that has been converted into a wellness section. The second floor is fitted out as a rest room connected to the sauna facility on the ground floor.
The ground floor consists of a stairwell with toilet section, a sauna with changing room and a separate room that was formerly used for salting fish. Outside, directly adjoining the building, a spa bath has been installed.
Timber quay
The property has a newly built quay area with more than 650 m² of plank decking in Russian larch. At the front of the quay, ladders have been installed down to a lower level for mooring and servicing small boats.
A powerful quay crane has also been installed, with capacity for handling both cargo and smaller boats. The quay facility was renovated in 2025.
Chattels and fixtures
In the sales particulars you will find NEF's standard list "Overview of chattels and fixtures". The list applies unless otherwise specifically stated in the sales particulars. If something on the list is not found on the property, it is not included. Unless otherwise stated, integrated appliances in the kitchen are included. All chattels and equipment included are transferred without guarantees, beyond any remaining supplier warranty. The buyer must expect that there may be holes and marks from fittings or equipment that are not included.
Miscellaneous
The property is covered by the rules of the Real Estate Agency Act on commercial brokerage, cf. section 1-4 (3) of the Act. In accordance with section 1-2 of the Real Estate Agency Act, the following provisions of the Act are waived: section 4-4, section 6-2, section 6-4, section 6-5, sections 6-7 to 6-10 and chapter 7 and section 8-8. The estate agent has therefore carried out limited investigations of the property, and prospective buyers must themselves become thoroughly familiar with the possibilities for the property and zoning plans, and obtain further information themselves where needed.
The sale of a limited company may form part of the sale.
The buildings are undergoing external refurbishment, so the photographs in the sales particulars are not representative in this respect.

A secondary home is valued at a higher share (up to 100%). Changes to the calculation model for wealth tax value have been adopted from the 2026 tax year, and the final wealth tax value may be higher than stated.
